Which is why Batman will always be a comic book character. Even Nolan-Batman was relatively pitiful compared to his paper counterpart.

He has entire companies R&D to make his shit, criminal psychology isn't that hard, it's not unheard of to have a person double major in criminal psych, and other stuff.
As far as chemistry goes, you only need a pretty basic understanding of chemistry to do a lot of the "flashy" chemical scenes, like creating a firebomb, or a smokebomb, and what not. A lot of the macgyver stuff were completely viable~, and only required a high level of thinking, along w/ basic knowledge
As far as keeping himself in good shape, that's not unheard of as well.
The only questionable parts would probably be the tech gear, a lot of it is pretty advanced body armor, and integrated electronics, years ahead of our time, but that's not say it won't be developed in 5-10 years.

Batman doesn't need to be the fastest human, or the best at anything really, he just has to be able to do what he does and well. Lets assume though, that a person as remarkable as Bruce Wayne really exists; Would they want to play Starcraft on the same level as MVP and DRG? Perhaps he could play an hour or 2 a week and be GM or High Masters. That would be a bright fellow with an interest in Starcraft. Besides practicing his craft of crime fighting every night, and he clearly maintains physical fitness.
As for being a martial artist, lets say a top MMA fighter went up to a couple of street thugs. He could beat the shit out of 3-4 average men who aren't as strong, tall or competent at fighting. With a bat suit, and secret ninja training, come on. It's obvious most criminals wouldn't stand a chance.
So then its about his skills of detective work. He basically has to have the reasoning and deductive powers of Sherlock Holmes, of course aided by some of Fawks epic electronics and Bruce's knowledge of electronics thereof.
I think the only reason it hasn't happened before is that its not really worth it for anyone to do this. Super-geniuses, olympic athetes, professional starcraft players, and fighters are doing what they do. Winning and science. There just hasn't been the right person in the right place. No development of a personality with enough zealous, or more importantly, the faculties to take on something like this.

It's not a huge stretch for the 210 pound Bruce Wayne to level proportionately bigger trees using side kicks (which deliver more force than roundhouse kicks do to a smaller area).

That is faaaaaaaaaaaaaaaaaaaaaaaaaaaaaaaaaaaaaaaaaaaaaaaaaaaaaaaaaar cry from being a 1.5ft - 2.0ft diameter oak tree (or similar tree). Way farther than the difference between a 150lb man and a 210lb man.

Something tells me you have never tried to kick an Ash tree before, trust me a tree thicker then a person as portrayed in Year one is not gonna be knocked over by anything short of a tank. I have numerous years of Kung-Fu training and I know of no one who can kick a real tree in half. Even someone as massive as Semmy Schilt would probably break his leg trying.

Well, kung fu is bullshido, so of course not. Legitimate striking arts, on the other hand, are actually capable of generating sufficient force.
White ash wood has a side hardness of 5,900 N, while kicks dealing over 9,000 N have been recorded in labs, so it's not inconcievable that each of Batman's kicks would damage a tree until it eventually breaks.
