Hey guys,
So for the past 2 years or so, I've been having a lot of arguments and such with the downstairs tenants whom I am renting to. Anyways, we got into a heated argument last Sunday about parking my car in the garage and such.
The way the downstairs is laid out is that their home entrance is right in front of the garage where I park my car.
So i go downstairs to take my car out today and I notice 3 scratches that looked like they originated from keys on my side mirror backing and one long vertical scratch mark on my drivers-side passenger door. Now I haven't taken my car out since that Sunday when I parked it and I know of every scratch on my car. We get into this long and heated argument where they claim they didn't do anything.
My idea is to get some sort of camera that can record 24/7 in the dark and light and place it so that it is facing their entrance/my car for proof.
Anyone have any recommendations on what kind I should be looking into??
Clifs: -Park my car in garage -Notice scratch marks on my car that must have been caused by downstairs tenants -Looking for recommendation for some camera that can record 24/7 inside the garage.

you are going to have to consider the legal implications of this. They would have to agree with the installation of the camera.

Why don't you just refuse to renew contract and find new tenants who actually respect you as the owner of the property? OT: I doubt there are much legal implications since it is his property and since there isn't many 'private' things you can do in a garage that can take you to court. I've heard of landowners doing much worse than installing cameras without the consent of house-owners though.

Easier and cheaper to find new tennants. Plus installing cctv's camera with another purpose than watching a high risk business or money would just make you an pervert and an asshole.

Why are they in any position to argue with you if you're their landowner? Just kick them out lol.

I definitely would kick them out if I could, but where I live (California), the laws basically screw the landlord as you cannot kick a tenant out without reason, them mainly being:
Failed to pay the rent. Violated any provision of the lease or rental agreement. Materially damaged the rental property ("committed waste"). Substantially interfered with other tenants ("committed a nuisance"). Committed domestic violence or sexual assault against, or stalked another tenant or subtenant on the premises.277 Used the rental property for an unlawful purpose.278 Engaged in drug dealing, unlawfully used, cultivated, imported, or manufactured illegal drugs. Unlawful conduct involving weapons or ammunition.279
(http://www.dca.ca.gov/publications/landlordbook/terminations.shtml)
I could definitely try and argue that they damaged rental property, but without any proof I don't see how I could win.
As for legal implications, they themselves agreed to having cameras installed.

How can you not kick them out? What a strange law. What if you decided you no longer want to rent out to anyone? Sounds very odd.

this is actually the case in most civilized countries, even in norway.

give them a written notice that you are increasing the rent, either they have to pay more or move out

yeah isnt there the possibility to have them get out in like 3 months?

cant u install like a black box or osmething on ur car? then u wont have to ask about installing it in ur garage

What? If I want to set up a cam, in my garage, on my land, with my money, why would they have to know about it? Isn't it like I had to tell my neighbors 'Hey, I'm going to install a cam in my kitchen, so be warned if you considered stealing something from my kitchen'. It's not like a garage is a public space or anything.

Next time you provide a lease, include a "No fucking with my personal property" line.
Furthermore, who the fuck are they to tell you where you can and cannot park your car? It's your fucking property. You're letting them stay there.
|
You're the landlord, yet you can't show them who's boss on YOUR property? I've absolutely no idea why they don't respect you as the owner.
I'd troll them by increasing rent by a lot so they move out. But that's just me.
If they agreed to having cameras installed, go ahead. But once your current tenants move out, other potential tenants would be creeped out because of cameras watching over them.

I doubt having a camera in the garage would creep out other people to be honest, if it was in their main rooms I would be creeped out but in the garage, they won't be doing much there so can't see them arguing against that.
As others have said, I would just increase the rent, but would only to it to the amount where it would pay for damage done to the car, and anything else that they may have touched.

You were having arguments with them over years ? What were the other arguments about ?
Can you really be absolutely sure that theses scratches were not there before you parked the car ? It would really be stupid if they were the only other people besides you who have access to the garage to damage your car in the garage.
